While the expected lifespan of a roof does depend on the type of roof, most roofs are expected to last between 20-30 years on average. However, some roofs can last upwards of 50 years or more in some cases.
To help get an idea of long a roof should last, here are the expected lifespans based on various roof types:
Asphalt Shingle Lifespan
Asphalt shingles are among the most common roof types, so let’s start here. A 3-tab shingle roof that is properly installed should last upwards of 20 years. Maintenance, climate and weather do play a role in the rate of wear and tear, but on average, this is about how long you can expect this roof type to last.
There are a few different types of asphalt shingles. Depending on the type of material used during the installation will also affect the life expectancy of the roof.
Metal Roofing Lifespan
This type of roofing has become very popular over the years and rightfully so. It’s one of the more energy efficiency roof types available, plus it has a long life expectancy and lower maintenance. Expect a metal roof to last anywhere from 40-70 years.
Given the high durability and sheer sturdiness of metal roofing, often homeowners often never have to replace them in the time they live in the home.
Tile Roof Lifespan
Another popular choice for many homeowners, tile roofing also offers a longer lifespan than asphalt shingles on average. A tile roof should last anywhere from 30-50 years with proper maintenance.
These roof types tend to be more expensive, but they are also one of the more attractive options on a home.
Shake Roof Lifespan
Wood shakes are also another visually appealing roofing option for homes. They are comparable in price to metal roofing, but usually won’t last as long, simply given the material. On average, you can expect shake roofs to last about 25 years or more with proper maintenance and upkeep.
Slate Roof Lifespan
These roof types are among the most expensive available and you usually seem them on custom luxury homes. But they are also one of the longest lasting. A slate roof can last anywhere from 50-100 years.
