The reason being is that sometimes what may look like the need for roof repair may require more investigation to see what is actually going on with the roofing system as a whole.
Either way, the best thing to do when trying to determine what is best for your roof is to have it checked out by a roofing professional. But there are a few items you can look at to determine whether it may be time for a roof replacement or whether a simple repair will do.
Age of Roof
The first thing to consider is the age of the roof. Like all things, roofs aren’t meant to last forever but they should last a long time. If your home is 10-20 years old, a standard shingle roof is in its aging years at this point.
Because of this, it may be worth replacing particularly if there are multiple damaged areas or significant signs of wear and tear.
If the roof is newer (less than 10 years) then it may be something that can be fixed with a lower cost roof repair.
Either way, your best bet is to find out for sure from a trusted licensed professional.
Roof History
Has your roof had multiple issues in the past that have already required repair? If so, then there may be underlying issues that need be addressed in the roofing system.
Roofs shouldn’t need constant repair. If they do, there could be structural problems that would be better repaired with a complete roof replacement.
However, if your home has never needed roof repairs in the past (particularly if the home is newer) and is experiencing a roof leak for the first time, then this may be something can be addressed with a roof repair.
Severity of Roof Damage
The last thing to look at in determining whether you need a roof repair or a roof replacement is the severity of the actual damage. Now, of course this isn’t always obvious, especially if the damage is underneath the roof shingles. But sometimes it is obvious that a roof is on its last leg.
If your roof is older than 10 years and is severely damaged, this is a telling sign that a roof replacement is in order.
However, if the problem areas of the roof seem to only be in an isolated area of the roof, then a roof repair may suffice to fix the problem.
